Costs on top of the purchase price
When purchasing a house, you have to take into account certain extra costs on top of the purchase price. These additional costs amount to a maximum of 15 percent of the purchase price (largely calculated).

The cost items are as follows:

  • BTW (10%)
  • Security
  • Lawyer fees
  • Notary costs
  • Contracts for connection of water and electricity
  • Taxes for municipality, province, land registry
  • NIE treatment
  • Translations (eg contract from Spanish to English translation)

Yearly costs
Living in Spain involves certain annual costs. These can differ from the costs in Belgium so read our information carefully.

A selection from the annual costs:

  • Common costs of the building
  • Insurance (fire insurance, home contents insurance)
  • Non resident tax
  • Suma (land charges)
  • Consumption of water and electricity

Common Costs

For common costs in a project we charge between 45 and 75 euros. These costs differ from project to project and depend on a number of factors.

The management of an apartment building is not 100% the same as in Belgium.
A reserve fund is not set up immediately, if there are major costs ahead this will then be discussed at the annual meeting and it will be decided by means of a vote whether or not this cost will be executed.

The maintenance of swimming pools and gardens is done by a local company, if one is not satisfied with this company, this is also presented at the general meeting.

There is also usually a chairman present, that is someone from the residents of the building who is resident or is very often. And here the same rule applies, if one is not satisfied by the chairman this can ‘voted out’ to become.

If not all apartments are sold, the co-owners will NOT pay for the common costs of the vacant apartments, these costs are always paid by the builder until everything is sold.

Property tax
Example:
For an apartment of which the KI is 300 euros, the cost for a second stay is EUR 150 per year.
For a house the costs are slightly higher.

Property tax for residents is clearly cheaper than in Belgium. The cost of the levy is only half of the cost in Belgium.

Your purchase and payment conditions
Development of the payment of new construction projects

The payment happens in the form of disks anyway. With a purchase a 'reservation' of 3000 or 6000 € is requested. For purchases of villas over 500,000 € it is normal that the reservation costs 9000 €. Because the sale goes so fast, the builder must have a certainty that you will buy the apartment or the house, an option of 3 weeks is therefore impossible!

Best also to mention that bidding is not possible. The prices are fixed and the projects are very popular so there is no negotiating with the builder.

With second-hand sales there is sometimes an opportunity to negotiate the price, which is why we help you with pleasure!

Then there are different systems depending on builder to builder, one builder asks for an advance of 30% or 50% and then the remainder to be paid by deed. The other builder works in disks as construction progresses.

The builder must provide a bank guarantee, if this is not the case we will block the sale, we only work with reliable builders. Therefore a lawyer is called in for this. In Spain, the notary does not have to check these formalities to enforce the deed and thus legal advice and guidance is not a superfluous luxury!

The key transfer also happens with the deed.

Usually a proxy is given to the lawyer for the deed. Otherwise you have to go to Spain on the date they say, if this does not suit you, that will be a difficult task. The key therefore remains in custody with the lawyer

There is also a 10-year liability for the builder. (guarantee period)

Purchase procedure
Viewing various projects on the spot

        

If you decide to purchase, the project developers will request an advance of € 3000 - € 6000 - € 9,000 depending on the project (reservation cost, this must already be the first deposit).

The property is reserved for you.

Your lawyer will request all documents (bank guarantees, sales contract, insurance, building permit ...). your home / apartment for checking and any adjustments to your sales contract will be adjusted to your advantage.

        

If everything is in order, you can proceed to sign the sales agreement.

        

You will be invited to Spain to create your NIE number, to open a Spanish bank account and possibly to choose materials.

        

All advances are deposited on the third-party account of the lawyer, only on approval by the lawyer the money is transferred to the account of the project developer, this happens with all disks that have to be paid.

        

Upon completion a date is set for the execution of the deed with a Spanish notary. Against that everything must be paid and you receive the key and you are the official owner, congratulations!
