Is a property on the Costa Blanca still affordable in 2026?
The Costa Blanca remains an attractive destination in 2026 for anyone dreaming of owning a home under the Spanish sun. However, with property prices rising over the past few years, many buyers are asking the same question: is a property on the Costa Blanca still affordable?
Fortunately, the answer is yes. There are still plenty of opportunities, but more than ever, location determines what you can get for your budget.
North or south: the same Costa Blanca, a different market
Anyone exploring the Costa Blanca property market will quickly discover that there are significant differences between the north and the south.
The Costa Blanca North, with well-known towns such as Dénia, Jávea, Moraira, Calpe and Altea, is famous for its beautiful coves, green and hilly landscapes and exclusive residential areas. Prices are noticeably higher in the most sought-after locations, particularly close to the sea or in properties with attractive views.
The Costa Blanca South, including Alicante, Guardamar del Segura, Torrevieja and Orihuela Costa, has a different property market. There is a large and international selection of properties, and in several areas you can still get relatively more property for your money.
Does that mean the north is better than the south, or vice versa? Not at all. It mainly depends on what matters to you and what you want to get for your budget.
What can you expect for your budget?
With a budget of around €250,000, it is still possible to find an attractive property on the Costa Blanca. If you are flexible about the exact location and do not necessarily need to live directly by the sea, you may be surprised by the number of options still available.
At around €350,000, the choice becomes considerably wider. Larger apartments, properties with spacious terraces and attractive residential developments come within reach. Here too, moving just a few kilometres away from the coast can make a significant difference to what you get for the same amount of money.
There are often more possibilities than you think
Buying a property on the Costa Blanca is certainly still achievable in 2026. The key is to look beyond one particular coastal town or neighbourhood.
Sometimes, a difference of just 10 or 20 kilometres can mean that the same budget suddenly gives you an extra bedroom, a larger terrace, a communal swimming pool or even a detached property.
So the question should not simply be: “How much property can I buy with my budget?”
A better question is:
“Where on the Costa Blanca can I find both the property and the lifestyle I am looking for within my budget?”
By keeping an open mind and comparing different locations, you may discover that the Costa Blanca still offers far more possibilities than you expected.
