Costa Blanca North or Costa Blanca South: which region suits you best?

Anyone looking for a property on the Costa Blanca will soon notice that there are quite a few differences between the north and the south. Both regions have plenty to offer, of course, but the surroundings, types of properties and prices can be very different.

That’s why we’re often asked: where is the best place to look, Costa Blanca North or South?

There is no standard answer. It mainly depends on what is important to you and, of course, the budget you have in mind.

Costa Blanca North: green and hilly

In the north, you’ll find well-known places such as Dénia, Jávea, Moraira, Calpe and Altea. The landscape here is greener and more mountainous, with beautiful coves and many places offering wonderful sea views.

People looking for a detached villa with more privacy, a lovely garden or sea views are often drawn to this region. The traditional Spanish atmosphere and the combination of mountains and sea also give the north its special character.

On the other hand, properties in the most popular locations tend to be more expensive. Especially if you want to live close to the sea or are looking for a villa with a beautiful view, this is something to keep in mind when setting your budget.

Costa Blanca South: plenty of choice and long sandy beaches

Further south, the landscape becomes flatter and drier. Here you’ll find places such as Guardamar del Segura, Torrevieja and Orihuela Costa, as well as Ciudad Quesada, Rojales, Algorfa and San Fulgencio.

There is a very wide choice of properties, ranging from apartments and bungalows to new-build homes and detached villas with private pools.

With the same budget, you can often find more options in the south than in the most popular areas of the north. This makes the region particularly interesting if you would like an extra bedroom, more outdoor space or your own swimming pool.

Golf lovers are also well catered for, with several golf courses and resorts in the area. And for those who regularly fly to the Netherlands or Belgium, the relatively short distance to Alicante Airport is another advantage.

What suits you best?

That mainly depends on how you plan to use the property.

If you are looking for a holiday home where you will spend a few weeks a year, things such as the beach, a swimming pool, nearby restaurants and the distance to the airport may be particularly important.

If you plan to spend longer periods in Spain or eventually live here permanently, other things become important too. Are there shops and services nearby? Is there enough going on during the winter? And does the area still feel right outside the holiday season?

That’s why we always recommend looking beyond the property itself and taking enough time to get to know the surrounding area.

North or South?

If you love green surroundings, mountains, small coves, charming towns and villas offering privacy, Costa Blanca North will probably appeal to you more.

If you prefer long sandy beaches, flatter surroundings, plenty of amenities, golf and a wide choice of properties in different price ranges, Costa Blanca South is certainly worth considering.

Sometimes clients arrive in Spain with a clear preference for the north and eventually buy in the south – or the other way around. Experiencing an area in person is simply very different from looking at properties and locations online.

Listen first, then start searching
